What a year. We have seen rates as high as in the mid 6%'s and as low as the low 4% range on 15yr loans.

We are staring at the lows right now.... A great time to refinance to a low fixed rate that you will never have to refinance out of.... It is that low!!

Remember.... Refinancing has costs..... Either out of pocket or rolled into the loan. It doesn't always make sense to refinance your loan. If you think there is a good chance of moving for your job, you might be better off in your current loan.

That's great advice Tom! Lets hope that those who see themselves being in their homes 3 or 4 years from now take advantage of these extremely low rates!

They need to talk to their Loan Originator and dfind out how long it will take to recover the low cost of refiing, today.

Or, people could just sell and buy something more expensive, yet keep the same mortgage payment they currently have. Rate off setting the price.

Great post Tom. A lot of people see these TV ads about refinance and save and get suckered into some loans that are worse than what they had.
