ZipSkinny.com was recently introduced to me by a friend. It looks like a wonderfull little resource for those in the Housing Market. A quick snapshot of what makes up your Zipcode is a click away.
I simply put my 5 digit Zipcode into the box and click enter.

This tool uses 2000 Census Data for the output.

Some of the charts didn't do right.... but I think you can see the potential here.

Realtors: Can post 'The Skinny' on the neighborhood surrounding their listings.
Home Buyers: Can get a great snapshot of the neighborhood surrounding a few homes they have norrowed their search to, for comparison.

Any other ideas on how to use this?

They even have a widget that can be added to blogs and such. I am still playing with that tool.

Well, at least for the duration of this picture.... ( That's me in the middle  )

I had the pleasure this evening to spend some time with Lorrie Semler and Karen Otto. As always, it is a pleasure to spend time with quality individuals who are committed to their segment of this wild and crazy industry.

 We got together for a Monthly Happy Hour at Carsons for a little Hump Day stress relief and conversation... courtesy of the Dallas Association of Mortgage Professionals Partiers! ( DFWAMP ). And good conversation it was, indeed. If you haven't met these two ladies, you should make the effort. They are smart and fun gals who make a difference in this neck of the woods.

I look forward to many more exchanges and even bigger events that we have planned. If anyone can make it.... these little get togethers are energizing, productive and fun. And I owe it all to the great company!!!

Loan Officers Beware!!!

The current market has the the 'Real Estate Investor' desperate. And they know most of the inside angles!!!!

I get a call today from a purported 'Real Estate Investor' that I will call Suzy. We will look at that term 'investor' later. But, Suzy recently bought a property for cash 2 months ago. Now Suzy the 'investor' wants to BUY that property from the LLC that holds the property......  Here is the rub=> Suzy OWNS that LLC..... So she bought a distressed propery and fixed it up for resale and earned a great deal of equity in the process. Great deal for her... except that she NEEDS her money back. Suzy now wants to purchace the home from the LLC to 'maximize her cash out'. Now, most lending guidelines call for 1 year seasoning of title before allowing cash back. Suzy knows this. And the amount of money the lenders are willing to let Suzy take out of the property will certainly be limited. Suzy knows this too, but she thinks the rules do not apply to her.

Ok, I guess by now that you get it..... Suzy was trying to avoid the 'Cash-Out' rules and defraud the lender about the purpose of the loan. THis is Mortgage Fraud. Plain & simple!!!

Now, lets discuss 'Investor'. And by definition an investor has something at risk. Thankfully the lenders have asked for these speculators to put some money into the deals. The 'investor' can no longer acquire property with 100% financing especially without documenting income......

Loan Officers beware. These people know the ropes. They know what to say and what NOT to say. Don't let these speculators put your career at risk!! These wannabe's don't care about you or your loan officer's license. They are only concerned about themselves. It is NOT worth it to deal with people like Suzy. Suzy will bring you down.

It has been my experience that people like Suzy learn from their experiences. Suzy will leave out some inforrmation or hide things to make this deal look like it is on the up & up. And if that doesn't work, it is on to the next lender with a different story.

Clue #1 that you may a fraud deal on your hands: The 'investor' knows your loan guidelines better than you. LOL
